In early 2002, Smart & Final confidentially approached a few local developers regarding the sale of their property in Berkeley. The property included an 18,000 square-foot former movie theater turned into grocery store and boarded-up apartment units above. Mr. Kashani completed acquisition of the property in April 2002, leased the ground floor to Longs Drugs in November of that year and completed renovation of the apartments in early 2003. Longs Drugs opened in November 2003 and has been enjoying increasing sales. In 2007, Longs assigned its lease to 99c Only Stores, which has had brisk sales ever since.
